Are y'all open and leasing onsite?
We are working on-site and are open 6 days a week!
First and foremost, we need a complete (and signed) application. You can complete it online, or on paper during an appointment with a member of our leasing staff.
At the time of applying, you will pay a $150 admin fee, and a $50 application fee for every applicant over the age of 18. You will also owe a security deposit of either: $300 (studio or one-bedroom), $400 (two-bedroom), or $500 (three-bedroom) at the time of application to secure the apartment.
We will then need employment verification for proof of income. We either need your most recent 2 months of paystubs, an offer letter, or 6 months of bank statements. These documents can be uploaded directly online at the time of application.
We are part of the city's "Workforce Housing" program. A certain portion of our units are set aside for households whose income is less than 100% of the city's "Median Family Income", some for less than 80% MFI, some for less than 60% MFI, and some with no income restrictions at all. Some unit types are restricted to certain income levels. Reach out directly to the leasing staff with any specific questions to find out which apartment you qualify for.
We check your credit, rental, and criminal history.
Yes! High Point Preserve, LP should be listed as the interested party.
2 pets max per apartment with a 100 lb weight limit per animal.
Pet interview with the staff and proof of shots are required.

No monthly pet rent and no breed restrictions!
These fees are all due on move-in day (not at the time of application).
Reserved Carport Space: $45/month
Detached Garage Space: $125/month
Storage Unit: $40/month
Each leaseholder is given a fob (for the driving gates) and a 4-digit code on move-in day. The button on the fob will open the driving gates. The 4-digit code can be used on the keypads at the doors to the Clubhouse amenities. This code can also be given to guests and delivery drivers to use on the driving gate keypad.
We have a required amenity package that includes: Spectrum WiFi and Cable for $65/month, Pest Control service for $5/month, and Valet Trash service for $30/month.
Water is sub-metered and charged on your resident ledger. This is paid with rent on the first of the month and usually takes 1-2 months for charges to be accrued.
You will need to establish electricity with the City of Austin and they will bill your COA account directly each month.
The first payment must be made via money order, cashiers check, or personal check. After the first months payment, you may sign on to the resident portal and make online payments. (Or you can continue paying your rent in-person with checks.) You can pay online via debit or credit card, but various processing fees apply. If you link your bank account to the resident portal, you can make payments with a 95 cent fee per transaction.
Rent is due on the first of every month no matter when your lease started. If rent is not paid in full by the fourth of the month, you will be charged a late fee of 10% of your base rent.
You may pay rent online, set up auto-payments, submit maintenance work orders, request pest control service, and view your account history and balance.
Your pro-rated rent and other possible fees owed (a member of the leasing staff will have sent you how much you owe) and your electricity account number. If you have a pet, you will also need to have your pet shot records, deposit, and fee.
We have a mailroom located at the front of the property by the Clubhouse and Amazon Hub lockers for packages in the Clubhouse. Delivery drivers should deliver packages to the lockers or mailboxes, but will use their discretion on if they will leave packages directly at your apartment door.
We have unassigned, uncovered parking throughout the community that's first come, first served. We do NOT guarantee parking availability. If you want a guaranteed/reserved space, we have covered carports and garages for rent. Each vehicle MUST be registered with management (limited to one vehicle per leaseholder) and is subject to towing without the proper permit displayed.
Valet trash and recycling service will pick up your items door-to-door 5 days a week. Your items must be placed in the Valet Living trash can that came in your apartment. Recycles must be placed in approved blue recycle bags. There are also dumpsters located onsite where you can drop your trash and recycles, as well as a trash compactor by the Tennis Court and in the back by the Dog Park.
Log in to your resident portal and place a maintenance request for pest control. The office staff will get your apartment on the schedule. You can also call or email the leasing office directly to place the service request.
We offer 12-18 month lease terms. We only offer a 6-11 month option on select units for a significant monthly upcharge.
You will be charged an early termination fee, as well as a re-letting fee. The amounts are specified in your lease.
